Terugblik op Dordts gevelproject

“De referentieprojecten én het goede gevoel gaven de doorslag.”

Het wooncomplex met 21 appartementen, gebouwd in 1975 aan een uitloper van rivier de Merwede, was toe aan een grootschalige opknapbeurt. Het MJOP (meerjaren onderhoudsplanning) en ook de spaarpot van de VvE waren helaas nog niet zover. Echter lekkages en ook de tijdelijke BTW-verlaging heeft de VvE doen besluiten om al eerder de gevel van het complex te laten renoveren.

Op basis van een voorlopig bestek van de heer De Bruin – tot diens pensionering werkzaam geweest in de aannemerij – en een bouwkundig rapport is het definitieve bestek opgesteld. Vervolgens zijn vijf partijen benaderd voor een prijsopgave.

Bij een VvE-informatieavond had men kennisgemaakt met Beercoo Gevelwerken. Ook de VvE Beheerder droeg aannemers aan. Het gevelonderhoudsbedrijf dat bij een wooncomplex verderop bezig was completeerde het vijftal. Bij de keuze van de aannemer is men niet over één nacht ijs gegaan. Integendeel. Op basis van het gesprek, de offerte én het bezoeken van de referentie-projecten waar ook met bewoners werd gesproken koos de VvE uiteindelijk voor Beercoo Gevelwerken.

“Van Beercoo ontvingen we een uitgebreide offerte, waarbij per geveldeel de werkzaamheden en kosten overzichtelijk werden gespecificeerd. Andere partijen waren minder gedetailleerd of ontvingen we een voorstel op 1-velletje met de prijs. De uitgebreide offerte, met een duidelijk bestek, de referentieprojecten én het goede gevoel bij Jeroen (projectleider Beercoo) gaven de doorslag,” aldus het tweetal.

Uitvoering van het gevelrenovatieproject

Het project omvatte het aanbrengen van nieuwe spouwankers in de beide kopgevels tot het vervangen van het voeg- en kitwerk, repareren van kapot metselwerk en stralen van het metselwerk, aanbrengen van het loodwerk en het impregneren van de gevels en balkons. Een omvangrijk project, waarbij de VvE een bouwkundige van de beheerder aanstelde voor begeleiding en controle.

Terugkijkend op het verloop van de werkzaamheden vat de heer Kuiphof het project als volgt samen: “Alles is in goede harmonie verlopen en is ruimschoots, mede te danken aan de zachte winter, binnen de planning uitgevoerd. We hebben niks te klagen.”

“Bijzonder was dat er bij de beheerder en begeleider van het project opvallend weinig klachten kwamen omtrent het verloop van de renovatie. In het bestek was een bedrag opgenomen voor herstel van schilderwerk en de tuin. Maar die is geheel niet aangesproken doordat de mannen bij het hakken en stralen zorgvuldig werkten en waar nodig beschermplaatjes gebruikten.”

De heer de Bruin roemt de vaklui: “Daan en Daniël hebben metselwerk gerepareerd en waar nodig nieuw voet lood aangebracht, echt vakwerk. Manuel ontfermde zich over de nieuwe spouwankers, waarbij de boorgaten mooi op kleur zijn gebracht bij het afdichten. Maar ook de voegers, kitter, enzovoorts hebben het netjes gedaan.”

De Bruin en Kuiphof besluiten: “Het waren mensen die hun werk goed uitvoerden, prettig om mee om te gaan, waar nodig deden wat gevraagd werd en de privacy van bewoners respecteerden. Deze wijze van werken werd in reacties van de bewoners zeer gewaardeerd.”

Samenvattend een geslaagd project met als resultaat een appartementencomplex dat gezien mag worden!
